REAL ESTATE CAREERS IN PRINCE ALBERT
Become a Real Estate Agent in Prince Albert
Your step-by-step guide to getting licensed in Saskatchewan, and launching your career with a brokerage that actually invests in you.
Thinking about real estate in Prince Albert? As the gateway to Saskatchewan’s north, P.A. offers a market with real local opportunity. Here’s exactly how to get licensed in the province and launch your career with a brokerage that has your back.
The Prince Albert Real Estate Market
Prince Albert sits at the crossroads of Saskatchewan’s rich northern economy, and its real estate market reflects that steady demand. The average residential sale price in the city has held around $266,000 (median around $252,000), while the benchmark price has reached roughly $270,000 and remains on an upward trend. Homes are selling in about 35 to 48 days, inventory sits near 2.8 months of supply, and well-priced listings routinely attract multiple buyers. In fact, the average sale-to-listing price ratio runs near 98%, which means there is little room for bargain hunting in desirable properties. That combination of rising values, limited inventory and competitive bidding means consistent activity for agents who know the territory.
As the gateway to the north, P.A. is the service, retail and administrative hub for a regional economy built on forestry, mining, agriculture and healthcare. Healthcare is the city’s largest employer, with nearly 3,000 workers representing about 16% of the local workforce, followed by government and administration, forestry and mining, and tourism and retail. The Prince Albert Grand Council, northern health networks, correctional facilities and the pulp and paper sector bring a stable mix of newcomers and long-time residents moving within the city. Roughly 13% of employed residents are immigrants, and the surrounding census area generates over $2.6 billion in household and business economic activity, all of which feeds demand for housing.
For a new agent, that means a community-sized market with fewer competitors than Saskatoon or Regina, where relationships still drive the business. The busiest price segment is the $200,000 to $300,000 range, where first-time buyers and moderate-income households compete most aggressively. With a benchmark price well below the provincial average, P.A. remains one of the more affordable entry points into Saskatchewan home ownership. Houses are affordable enough that first-time buyers and families are active, and the northern corridor attracts lifestyle and recreational buyers. It is a market where a well-connected local broker can build a durable book of clients quickly.
CENTURY 21 Fusion is set up for agents who want to build that kind of local practice. You get the same mentorship, marketing systems and lead tools available in larger centres, applied to the Prince Albert and northern Saskatchewan market. The global brand recognition helps buyers and sellers find you, while the province-wide support network means you are never launching alone.

Step 1
Your Education
Phase 1 – The Foundation. The first step toward becoming a licensed real estate salesperson or property manager in Saskatchewan is completing the introductory course. It covers provincial real estate law, ethics and professional responsibilities, property ownership and title registration, valuation and financing, and the fundamentals of agency and contract law.
Phase 2 – Your Specialization. After Phase 1, you choose the Phase 2 course(s) for your intended area of practice:
- Residential — Phase 1 + Residential Real Estate as a Professional Career
- Commercial — Phase 1 + Residential + Commercial Real Estate as a Professional Career
- Farm — Phase 1 + Residential + Farm Real Estate as a Professional Career

Step 4 – Register with SREC. With a brokerage selected, you complete registration with the Saskatchewan Real Estate Commission (SREC) and any final licensing requirements, then you’re cleared to practise.
