Saskatchewan’s real estate market entered 2026 from a position of strength, continuing the momentum built throughout 2025. While January typically reflects seasonal slowdowns, demand across the province remained resilient, inventory stayed well below historical norms, and prices continued to trend upward.
In January 2026, Saskatchewan recorded 712 residential sales, extending the province’s streak of above-average monthly sales to 31 consecutive months. Although sales were down modestly year over year, they remained 27% above the 10-year average, underscoring the continued imbalance between supply and demand.
Inventory Remains Tight
Active residential inventory totaled 3,508 listings at the end of January, nearly 50% below the 10-year average. Of those listings, almost 700 properties were conditionally sold, leaving approximately 2,855 available homes heading into February. New listings declined 4% year over year and sat 27% below long-term averages, reinforcing ongoing supply constraints across most Saskatchewan markets.
Pricing Continues to Rise
The provincial benchmark price reached $359,500, up 5.6% year over year and slightly higher than December’s figure. Notably, every Saskatchewan community reported price growth, highlighting the province’s relative stability compared to more volatile conditions seen in larger Canadian centres. This balanced price growth reflects strong demand paired with Saskatchewan’s continued affordability advantage.
Months of Supply
Saskatchewan recorded 4.93 months of supply, down 3% year over year, keeping the province firmly within balanced-to-seller-leaning market conditions. Regions such as Saskatoon-Biggar and Regina-Moose Mountain continue to experience some of the tightest conditions in the province, with inventory levels hovering near 50% below historical averages.
Outlook
While it is still early in the year, Saskatchewan’s real estate fundamentals remain solid. Tight supply, steady demand, and moderate price growth point to a stable outlook for buyers and sellers alike as 2026 progresses.
