Summer is usually the season when Saskatchewan buyers expect the widest selection of homes and sellers expect the largest pool of active buyers. This July, however, the market continued to feel tighter than a typical summer. Low inventory, steady demand, and record benchmark prices in several communities are creating an environment where local knowledge and preparation matter more than ever.

July Market Overview

Saskatchewan reported 1,653 residential home sales in July, down 11 per cent from the record-setting pace of July 2025. Even with that year-over-year decline, sales remain 8.5 per cent above the province’s 10-year average for the month, showing that underlying demand is still strong.

New listings totalled 2,453 in July, but inventory continues to trail historical norms. There were 4,792 properties available across the province at month-end, with nearly 950 already conditionally sold. After removing those conditionally sold homes, Saskatchewan entered August with just 3,858 active residential listings.

That works out to 2.33 months of supply, more than 50 per cent below the province’s long-term average for this time of year. With supply this constrained, competition remains elevated and prices continue to hold firm.

The provincial benchmark price for residential property came in at $383,500 in July. While that is a modest pullback from June’s record high, it is still 3.6 per cent higher than July 2025.

Regional Breakdown

All six economic regions reported year-over-year price gains in July, and five of the six saw sales above their 10-year averages. Saskatoon-Biggar remained the tightest market in the province at 2.10 months of supply, followed closely by Regina-Moose Mountain at 2.57 months.

Community-level benchmark prices showed broad strength:

  • Saskatoon: $452,000 (+3.8% year-over-year)
  • Regina: $343,600 (+3.1%)
  • Estevan: $349,800 (+6.2%)
  • Yorkton: $324,600 (+4.2%)
  • Weyburn: $337,100
  • Swift Current: $291,500
  • Melville: $275,000
  • Humboldt: $297,600
  • North Battleford: $300,300 (+0.4%)
  • Prince Albert: $239,700
  • Meadow Lake: $243,400
  • Melfort: $276,900 (+2.5%)

Estevan led the province for a second consecutive month with benchmark price growth of 7.8 per cent year-over-year. North Battleford, Humboldt, and Melville each posted 6 per cent year-over-year gains.

For buyers, patience and preparation are essential. With less than three months of supply across much of the province, well-priced homes move quickly. Pre-approval, a clear must-have list, and a strong understanding of local conditions can make the difference between securing a home and missing out.
