How to Develop a Pricing Strategy
Your pricing recommendation is the most scrutinized part of any listing presentation. Sellers often have an emotional attachment to their home and may have unrealistic expectations based on what they think it is worth. Your job is to bring data. Present a price range based on comparable sales (comps), adjusted for differences. Explain the concept of market positioning: a home priced at market value sells faster and often for a higher net price than one priced above market that sits for weeks. Show the seller the cost of waiting: mortgage payments, utilities, and carrying costs add up. Use a price reduction analysis to show how overpriced homes eventually sell for less than well-priced homes. Be prepared to walk through three scenarios: optimal price (sells fast, multiple offers), competitive price (sells in average time, good price), and aspirational price (sits on market, eventual price reduction). Present all three honestly and let the seller choose.
