Which area to pick: Look for a neighbourhood with 300 to 1,000 homes where you see at least 20-30 sales per year. Avoid gated communities you cannot door-knock. Choose an area where your personality and target price range align. If you specialize in first-time buyers, farm a starter-home neighbourhood. If you focus on luxury, pick an upscale area.

‘Hi [Name], this is [You] with CENTURY 21. I saw your listing on [Street] recently ended without a sale. I am curious what happened from your perspective. Was it the price, the marketing, or was there something about the property that was hard to showcase?’
