Step 1: Complete The Education
Phase 1: Real Estate as a Professional Careers
This course is tailored for entry-level students aiming to become registered in Saskatchewan to offer real estate salesperson or property management services. It covers essential topics, including the legal framework for real estate services in Saskatchewan, professional ethics and liability, land ownership and title registration, real estate valuation and financing, and the basics of agency and contract law.
Phase 2: Real Estate as a Professional Career
After completing Phase 1, students can enroll in the appropriate Phase 2 course(s) to qualify for registration in specific areas of real estate in Saskatchewan. The steps are outlined below:
Residential Real Estate
All students interested in becoming registered as a salesperson with the Commission will be required to complete the Phase 1 – Real Estate as a Professional Career and the Phase 2 – Residential Real Estate as a Professional Career courses. Once students complete these two courses and pass the associated examinations, they will be eligible for registration with the Commission to trade in residential real estate only.
Commercial Real Estate as a Professional Career
Students who wish to trade in Commercial Real Estate services must first complete and pass the Phase 1: Real Estate as a Professional Career course and examination, then complete and pass the Phase 2: Residential Real Estate as a Professional Career and Phase 2: Commercial Real Estate as a Professional Career courses and examinations. In order to register for Commercial Real Estate services with the Commission, students must also be registered for Residential Real Estate.
Farm Real Estate as a Professional Career
Students who wish to trade in Farm Real Estate services must first complete and pass the Phase 1: Real Estate as a Professional Career course and examination, then complete and pass the Phase 2: Residential Real Estate as a Professional Career and Phase 2: Farm Real Estate as a Professional Career courses and examinations. In order to register for Farm Real Estate services with the Commission, students must also be registered for Residential Real Estate.
Property Management as a Professional Career
Designed to provide the property management specialty content for those students who wish to become registered in Saskatchewan to provide property management services, and addresses such topics as leases and tenancy agreements, tenant selection and mix considerations, operations management and the property management plan.
English Language Proficiency Requirement
Phase progression
After completing Phase 1, students can enroll in the appropriate Phase 2 course(s) to qualify for registration in specific areas of real estate in Saskatchewan. The steps are outlined below:
Residential Real Estate:
- Step 1: Complete and pass Phase 1: Real Estate as a Professional Career
- Step 2: Complete and pass Phase 2: Residential Real Estate as a Professional Career
Commercial Real Estate:
- Step 1: Complete and pass Phase 1: Real Estate as a Professional Career
- Step 2: Complete and pass both Phase 2: Residential Real Estate as a Professional Career and Phase 2: Commercial Real Estate as a Professional Career
Farm Real Estate:
- Step 1: Complete and pass Phase 1: Real Estate as a Professional Career
- Step 2: Complete and pass both Phase 2: Residential Real Estate as a Professional Career and Phase 2: Farm Real Estate as a Professional Career
Property Management:
- Step 1: Complete and pass Phase 1: Real Estate as a Professional Career
- Step 2: Complete and pass Phase 2: Property Management as a Professional Career
Step 2: Meet The Requirements
Meet The Requirements To Become Licensed With The Saskatchewan Real Estate Commission:
- Minimum of 18 years of age
- Minimum of a Canadian high school diploma (or equivalent), or a post-secondary diploma/degree from a recognized institution
- Proven proficiency in the English Language through successful completion of the Language Proficiency Requirement
- Be a Canadian citizen or have a permanent resident card or work permit
- Provide a copy of a valid government-issued photo ID and a photo for the Commission’s online registration system
- Submit a criminal record check by fingerprint comparison
Step 3: Select A Brokerage
In order to become licensed with the Saskatchewan Real Estate Commission, you will be required to work with a Brokerage. The selection of brokerage is up to the agent.
Step 4: Register With The Saskatchewan Real Estate Commission
Once you identify a brokerage that suits your needs, request an SRA membership application from the broker. Your broker can also provide you with the SRA bylaws, rules, regulations, and the CREA REALTOR® Code.
After joining the SRA, you will receive information about the required new member education, including a course designed to help you successfully launch your new business.

Getting Licensed as an Out-of-Province Realtor®
To become a licensed realtor in Saskatchewan through reciprocity, ensure you’ve been a licensed real estate professional in another jurisdiction within the past two years. Confirm your eligibility with the Saskatchewan Real Estate Commission (SREC), and obtain the Reciprocity Materials from the UBC Sauder School of Business to familiarize yourself with Saskatchewan’s regulations.
Steps to follow:
- Purchase and review the provided Reciprocity Materials thoroughly ($100)
- Complete and sign the Declaration Statement provided
- Submit the signed Declaration Statement and other required documentation (e.g., criminal record check) to the SREC
- Await SREC approval to finalize your registration
