Step 1: Complete the Educational Requirements
Phase 1
This introductory course is tailored for individuals aiming to become registered real estate salespeople or property managers in Saskatchewan. It covers essential topics, including the legal framework of real estate services in the province, ethical standards and professional responsibilities, land ownership and title registration, property valuation and financing principles, as well as key concepts of agency relationships and contract law.
Phase 2
Once Phase 1 is successfully completed, students can proceed to enroll in the appropriate Phase 2 course(s) based on their desired real estate specialization in Saskatchewan. The available options include:
- Residential Real Estate
- Farm Real Estate as a Career
- Commercial Real Estate as a Career
- Property Management as a Career
English Language Proficiency Requirement
All real estate education and contracts in Saskatchewan are conducted in English. While there are no prerequisites for enrolling in Phase 1, meeting the English Language Proficiency Requirement (ELPR) is necessary before attempting the exam. Those planning to obtain registration are strongly encouraged to fulfill this requirement before starting Phase 1.

Commercial Real Estate

Farm Real Estate
- Successfully complete Phase 1: Real Estate as a Professional Career
- Successfully complete both Phase 2: Residential Real Estate as a Professional Career and Phase 2: Farm Real Estate as a Professional Career
Property Management
- Successfully complete Phase 1: Real Estate as a Professional Career
- Successfully complete Phase 2: Property Management as a Professional Career
Step 2: Eligibility Requirements
To qualify for registration, applicants must meet the following criteria:
- Be at least 18 years old
- Hold a minimum of a Canadian high school diploma (or an equivalent credential) or a post-secondary diploma/degree from a recognized institution
- Demonstrate English language proficiency by meeting the ELPR requirement
- Be a Canadian citizen, permanent resident, or hold a valid work permit
- Provide a valid government-issued photo ID and a recent photograph for the Commission’s online registration system
- Complete a criminal record check through fingerprint verification
Step 3: Select a Brokerage
After fulfilling the educational and eligibility requirements, aspiring real estate professionals must choose a brokerage to affiliate with.
Step 4: Register with the Saskatchewan Real Estate Commission
Once a brokerage is selected, candidates must complete the necessary steps to register with the Saskatchewan Real Estate Commission (SREC).
Licensing for Out-of-Province Realtors®
Real estate professionals from other jurisdictions who have held a license within the past two years may be eligible to practice in Saskatchewan through a reciprocity agreement. To apply, follow these steps:
- Verify your eligibility with the Saskatchewan Real Estate Commission (SREC).
- Obtain the Reciprocity Materials from the UBC Sauder School of Business to understand Saskatchewan’s real estate regulations.
- Carefully review the materials provided.
- Complete and sign the required Declaration Statement.
- Submit the signed Declaration Statement along with all other required documents.
- Await SREC approval to finalize your registration.
