Step 1

Your Education

Phase 1 – The Foundation. The first step toward becoming a licensed real estate salesperson or property manager in Saskatchewan is completing the introductory course. It covers provincial real estate law, ethics and professional responsibilities, property ownership and title registration, valuation and financing, and the fundamentals of agency and contract law.

Phase 2 – Your Specialization. After Phase 1, you choose the Phase 2 course(s) for your intended area of practice:

Residential — Phase 1 + Residential Real Estate as a Professional Career
Commercial — Phase 1 + Residential + Commercial Real Estate as a Professional Career
Farm — Phase 1 + Residential + Farm Real Estate as a Professional Career
Property Management — Phase 1 + Property Management as a Professional Career

English Language Proficiency. Because Saskatchewan real estate education and contracts are in English, you must meet the English Language Proficiency Requirement (ELPR). There are no prerequisites to enrol in Phase 1, but it’s recommended you meet the ELPR before you start.

Eligibility

To qualify for real estate registration in Saskatchewan, you must:

  • Be at least 18 years old
  • Hold a Canadian high-school diploma (or equivalent) or a recognized post-secondary credential
  • Meet the English Language Proficiency Requirement (ELPR)
  • Be a Canadian citizen, permanent resident, or hold a valid work permit
  • Provide government-issued photo ID and a recent photo for online registration
  • Complete a criminal record check with fingerprint verification

Steps 3 & 4

Brokerage & Registration

Step 3 – Choose a Brokerage. Once your education and eligibility are in place, you choose the brokerage you’ll register under. 1. Confirm eligibility with SREC.
2. Obtain reciprocity materials from the UBC Sauder School of Business.
3. Study the Saskatchewan-specific regulations.
4. Complete and sign the Declaration Statement.
5. Submit it with all required documents.
6. Await SREC approval to finalize registration.
