REAL ESTATE CAREERS IN LLOYDMINSTER
Become a Real Estate Agent in Lloydminster
Your step-by-step guide to getting licensed in Saskatchewan, and launching your career with a brokerage that actually invests in you.
Thinking about real estate in Lloydminster? Canada’s Border City straddles Saskatchewan and Alberta, with a dynamic, energy-driven market. Here’s the full roadmap to getting licensed in Saskatchewan, plus how CENTURY 21 Fusion supports new agents in the region.
The Path To
Getting Licensed
STEP 1
Complete Your Education
Finish the required Phase 1 and Phase 2 licensing courses through the recognized provincial program.
STEP 2
Meet the Requirements
Satisfy the age, education, residency, language and background-check requirements set by SREC.
STEP 3
Choose a Brokerage
Register with a brokerage that gives you mentorship, training and the tools to actually get going.
STEP 4
Register with SREC
Complete your registration with the Saskatchewan Real Estate Commission and start practising.
Step 1
Your Education
Phase 1 – The Foundation. The first step toward becoming a licensed real estate salesperson or property manager in Saskatchewan is completing the introductory course. It covers provincial real estate law, ethics and professional responsibilities, property ownership and title registration, valuation and financing, and the fundamentals of agency and contract law.
Phase 2 – Your Specialization. After Phase 1, you choose the Phase 2 course(s) for your intended area of practice:
- Residential: Phase 1 + Residential Real Estate as a Professional Career
- Commercial: Phase 1 + Residential + Commercial Real Estate as a Professional Career
- Farm: Phase 1 + Residential + Farm Real Estate as a Professional Career
- Property Management: Phase 1 + Property Management as a Professional Career
English Language Proficiency. Because Saskatchewan real estate education and contracts are in English, you must meet the English Language Proficiency Requirement (ELPR). There are no prerequisites to enrol in Phase 1, but it’s recommended you meet the ELPR before you start.
Step 2
Eligibility
To qualify for real estate registration in Saskatchewan, you must:
- Be at least 18 years old
- Hold a Canadian high-school diploma (or equivalent) or a recognized post-secondary credential
- Meet the English Language Proficiency Requirement (ELPR)
- Be a Canadian citizen, permanent resident, or hold a valid work permit
- Provide government-issued photo ID and a recent photo for online registration
- Complete a criminal record check with fingerprint verification
Steps 3 & 4
Brokerage & Registration
Step 3 – Choose a Brokerage. Once your education and eligibility are in place, you choose the brokerage you’ll register under. This is one of the most important decisions you’ll make: your brokerage shapes the mentorship, training, systems and support you get as you launch. (More on what CENTURY 21 Fusion offers below.)
Step 4 – Register with SREC. With a brokerage selected, you complete registration with the Saskatchewan Real Estate Commission (SREC) and any final licensing requirements, then you’re cleared to practise.
Already licensed in another province? Agents active within the last two years may qualify through a reciprocity agreement:
- Confirm eligibility with SREC.
- Obtain reciprocity materials from the UBC Sauder School of Business.
- Study the Saskatchewan-specific regulations.
- Complete and sign the Declaration Statement.
- Submit it with all required documents.
- Await SREC approval to finalize registration.
BORDER CITY REAL ESTATE
Working Both Sides of the Lloydminster Border
Which regulator applies?
Lloydminster is unique because it sits on the Saskatchewan-Alberta border. Most of the city and the surrounding residential market fall under Saskatchewan jurisdiction, governed by the Saskatchewan Real Estate Commission (SREC). The Alberta side falls under RECA. For agents planning to work on both sides of the border, you generally need to be licensed separately in each province or partner with a licensed colleague across the line.
Reciprocity and portability
If you are already licensed in Alberta or another Canadian jurisdiction, you may be able to use a reciprocity or portability pathway into Saskatchewan rather than starting from scratch. The exact process depends on which province issued your licence, how recently you have been active, and whether your education is recognized. Contact SREC directly to confirm your eligibility before making a move.
Local market snapshot
Lloydminster’s real estate market is closely tied to the energy sector, agriculture, and regional retail. The city draws buyers and sellers from both provinces, so local agents often field questions about Alberta versus Saskatchewan closing costs, land titles, and tax differences. Understanding the border dynamic is a real competitive advantage here.

Good To Know
Frequently Asked Questions
How long does it take to become a real estate agent in Lloydminster?
Most people complete Phase 1 and Phase 2 in roughly 6 to 12 months. Because Lloydminster straddles the Saskatchewan-Alberta border, plan your licensing path carefully. If you intend to serve the Saskatchewan side, you register with SREC. If you want to work both sides, you will likely need Saskatchewan and Alberta licences, which extends the timeline. CENTURY 21 Fusion can help you map out the right sequence.
How much does it cost to get licensed in Saskatchewan?
First-year licensing costs in Saskatchewan are roughly $4,700 to $5,300, including UBC Sauder Phase 1 ($2,099), Phase 2 Residential ($1,199), criminal record check, SREC registration, and SRA/CREA membership fees. If you also pursue an Alberta licence, budget for Alberta-specific courses and RECA fees separately. See our Saskatchewan licensing cost breakdown.
Do I need a degree to become a REALTOR® in Lloydminster?
No. You need a Canadian high-school diploma (or equivalent) or a recognized post-secondary credential, plus the licensing courses and SREC eligibility requirements. Many Lloydminster agents come from energy, agriculture, sales, and customer-service backgrounds, and the brokerage provides the training to bridge into real estate.
Can I work in Lloydminster if I'm licensed in another province?
Often, yes, depending on the province. Agents active within the last two years may qualify through reciprocity with SREC. Because Lloydminster is a border city, out-of-province agents frequently ask about Alberta-Saskatchewan portability. The rules differ by province and by which side of the border you want to serve, so contact SREC (and RECA if needed) for a written eligibility check.
Do I need to live in Lloydminster to work in real estate here?
You need to be licensed in Saskatchewan and registered with a Saskatchewan brokerage to serve the Saskatchewan side of Lloydminster. Many agents live in Lloydminster, while others commute from surrounding communities like Kitscoty or Lashburn. If you also want to work the Alberta side, you will need an Alberta licence and a brokerage registered in Alberta. CENTURY 21 Fusion can advise on the Saskatchewan path.
