COMMERCIAL REAL ESTATE IN SASKATCHEWAN

Become a Commercial Real Estate Agent in Saskatchewan

Your step-by-step guide to getting licensed in Saskatchewan and specializing in commercial property.

Interested in commercial real estate in Saskatchewan? Office, retail, industrial and investment property is a rewarding specialization, and the path starts with your provincial licence. Here’s exactly how to get licensed in Saskatchewan and build a commercial practice with a brokerage that has the systems to support it.

The Path To

Getting Licensed

STEP 1

Complete Your Education

Finish the required Phase 1 and Phase 2 licensing courses through the recognized provincial program.

STEP 2

Meet the Requirements

Satisfy the age, education, residency, language and background-check requirements set by SREC.

STEP 3

Choose a Brokerage

Register with a brokerage that gives you mentorship, training and the tools to actually get going.

STEP 4

Register with SREC

Complete your registration with the Saskatchewan Real Estate Commission and start practising.

Step 1

Your Education

Phase 1 – The Foundation. Every Saskatchewan real estate professional starts with the introductory Phase 1 course, covering provincial real estate law, ethics, agency, contracts, property ownership and financing fundamentals.

Phase 2 – Residential, then Commercial. To practise commercial real estate in Saskatchewan you complete Phase 2 Residential and Phase 2 Commercial Real Estate as a Professional Career. The commercial course adds the specialized knowledge you need for office, retail, industrial and investment transactions, leasing, and income-property analysis.

English Language Proficiency. Because Saskatchewan real estate education and contracts are in English, you must meet the English Language Proficiency Requirement (ELPR) before writing your licensing exam.

Step 2

Eligibility

To qualify for real estate registration in Saskatchewan, you must:

  • Be at least 18 years old
  • Hold a Canadian high-school diploma (or equivalent) or a recognized post-secondary credential
  • Meet the English Language Proficiency Requirement (ELPR)
  • Be a Canadian citizen, permanent resident, or hold a valid work permit
  • Provide government-issued photo ID and a recent photo for online registration
  • Complete a criminal record check with fingerprint verification

Steps 3 & 4

Brokerage & Registration

Step 3 – Choose a Brokerage. Once your education and eligibility are in place, you choose the brokerage you’ll register under. This is one of the most important decisions you’ll make: your brokerage shapes the mentorship, training, systems and support you get as you launch.

Step 4 – Register with SREC. With a brokerage selected, you complete registration with the Saskatchewan Real Estate Commission (SREC) and any final licensing requirements, then you’re cleared to practise.

Already licensed in another province? Agents active within the last two years may qualify through a reciprocity agreement: confirm eligibility with SREC, obtain reciprocity materials from the UBC Sauder School of Business, study the Saskatchewan-specific regulations, complete and submit the Declaration Statement, and await SREC approval.

Frequently Asked Questions

How do I become a commercial real estate agent in Saskatchewan?

You complete the same Saskatchewan licensing path as any agent, Phase 1 plus Phase 2 Residential and Phase 2 Commercial, then register with a brokerage and SREC. Commercial-focused mentorship helps you specialize from there.

Do commercial agents need a different licence in Saskatchewan?

There is one provincial registration, but commercial practice requires the Phase 2 Commercial course in addition to Residential. You register and practise under the same SREC framework.

How long does it take to get licensed?

Most people finish the required courses in roughly 6 to 12 months at a self-paced rate, then build commercial experience on the job.

Can I handle both residential and commercial deals?

Yes. Many Saskatchewan agents do both, especially early on. Residential is a prerequisite for commercial, so you’re equipped for both.

Does CENTURY 21 Fusion support commercial agents in Saskatchewan?

Yes. Fusion provides mentorship, marketing and admin support for commercial and residential agents across communities across Saskatchewan.
