CPD REQUIREMENTS

Continuing Professional Development (CPD) Hours Requirements for Saskatchewan Agents

Every Saskatchewan agent must complete annual CPD. Here is what you need to know about hours, deadlines, approved courses, and compliance.
Continuing Professional Development (CPD) is mandatory for all Saskatchewan real estate agents. The Saskatchewan Real Estate Commission sets the requirements, and failing to meet them can result in fines or suspension of your license. This guide covers everything you need to know about CPD requirements, deadlines, and how to stay compliant.

CPD BASICS

CPD Requirements at a Glance

ANNUAL HOURS

20 Clock Hours Per Year

Saskatchewan agents must complete 20 clock hours of CPD each year. The hours can include a mix of online and in-person courses approved by SREC or recognized providers.

DEADLINE

Annual Deadline: May 31

CPD hours must be completed by May 31 each year. The deadline applies to all licensed agents regardless of registration type. Do not wait until the last month to complete your hours.

CYCLE

Annual Renewal Cycle

CPD runs on an annual cycle from June 1 to May 31 each year. Any hours completed after May 31 count toward the next cycle. Hours cannot be carried over from one cycle to the next.

RECORD KEEPING

Documentation Required

Keep certificates of completion for each CPD course. SREC may audit agents and request proof of completed hours. Maintain records for at least two years. Your brokerage may also track your CPD status as part of their compliance process.

APPROVED COURSES

Approved CPD Courses

CPD courses must be approved by SREC or offered by recognized providers like UBC Sauder, CREA or your brokerage. Approved topics include real estate law updates, ethics, negotiation, contract law, finance, and property valuation. Many brokerages offer in-house training that counts toward CPD hours.

REQUIRED TOPICS

Required vs Elective Topics

Some CPD hours must be in mandatory topics set by SREC, such as ethics and legal updates. The remainder can be elective courses in areas that interest you. Check with SREC or your brokerage for the current breakdown. The mix can change from year to year.

NON-COMPLIANCE

Consequences of Non-Compliance

Failing to complete CPD by the deadline has serious consequences. You may be fined, have conditions placed on your license, or have your registration suspended. Repeated non-compliance can lead to license revocation. Set calendar reminders and track your progress throughout the year.

ONLINE VS IN-PERSON

Online vs In-Person CPD

CPD hours can be completed through a mix of online and in-person courses. Online courses offer flexibility. In-person courses provide networking. Both count equally as long as they are from approved providers. Many agents prefer a mix.

YOUR QUESTIONS ANSWERED

Frequently Asked Questions

How much do most first-year agents actually make in Saskatchewan?

Most first-year agents in Saskatchewan earn between $30,000 and $50,000, though some earn less in the early months while building momentum. The range depends heavily on time commitment, market conditions, and brokerage support. Agents with strong lead systems and mentorship tend to land at the higher end.

How long does it take to get that first commission cheque?

Most new agents close their first deal between 45 and 180 days after getting licensed. The timeline depends on lead sources, market activity, and how quickly you build your network. Having a 3-to-6-month financial runway helps you stay focused during this period.

Can I work part-time as a first-year agent and still earn a decent income?

It is possible but challenging. Part-time agents typically earn less because real estate rewards consistent availability. Deals often require evening and weekend showings, and full-time agents can respond faster and build momentum more quickly. Most top earners started full-time.

What costs eat into my first-year income?

Licensing fees, board dues, E&O insurance, marketing costs, and brokerage fees all come out of your commissions. At CENTURY 21 Fusion, new agents receive a marketing and technology package that reduces these upfront costs significantly.

Do new agents at CENTURY 21 Fusion earn more than average?

Our agents benefit from structured mentorship, lead programs, and a complete marketing package that shortens the time to first deal. While individual results vary, the systems we provide help new agents build momentum faster than going it alone.
